Brad Sugars says that there are at least seven things you should never buy retail. Or at least you shouldn't pay retail prices for them. Top of the list? Office space.

This depends on where you live, but right now, it's generally a buyer's market for commercial space; that includes everything from retail to warehousing, and restaurants to real estate. Deals abound. Some brokers are even offering lease to own options and other interesting incentives to fill empty space.

Brad goes on to look at furniture, phones, office equipment, advertising, and a few other things. Saving money on some of these larger ticket items can mean the difference between making it as a business and going belly up.
